Buying a House in Idaho: What Are the Real Steps?
The eight steps, in order
- Lender pre-approval. Income documents, credit pull, a letter stating your ceiling. Everything else waits for this, because sellers read offers without letters as browsing.
- Choose an agent and sign the written buyer agreement. Required practice since August 2024 — it states the agent's duties and fee. Read the term and the fee line before signing.
- Search inside the pre-approval. In eastern Idaho that means honest talk about trade-offs: newer-but-smaller versus older-but-bigger, town versus commute.
- Offer, with earnest money. The deposit rides with the contract and credits back at closing; the offer sets contingencies — inspection, financing, appraisal — that protect it.
- Inspection, inside its deadline. You can request repairs, credits, a price change — or walk and keep the earnest money, if the contingency says so.
- Appraisal. The lender's valuation. A low appraisal reopens negotiation; it is a tool, not a disaster.
- Final underwriting to clear-to-close. No new debt, no job changes, no large unexplained deposits between now and signing.
- Closing. Typically 30–45 days after acceptance on a financed purchase. Sign, fund, record — the recording makes it yours.
